DISCUSSION - A CONCEPTUAL SUBDIVISION for Breyen's Bend Plat requested by Larry Skogquist of NIH Homes for property located at 19112 St. Francis Blvd (PID 25-33-25-32-0002) for thirteen (13) new lots on 65 acres. Twenty acres is being purchased to the west of the property to incorporate a portion of Ford Brook into the plat.

The commission discussed Breyen's Bend, a concept plan for a 13-lot rural residential subdivision on about 65 acres at 19112 St. Francis Blvd, including a 20-acre purchase to incorporate part of Ford Brook. Planner Stockman reviewed city code issues, park and trail dedication, Highway 47 access, and lot-split steps; the applicant's representative, Jim Brown, described the subdivision plan and maintenance goals. The commission did not take a formal approval vote, but the minutes record a general consensus that it was a nice subdivision concept and discussion favoring acceptance of park and trail dedication fees rather than requiring a park within the subdivision.

The commission discussed the concept plan and reached a general consensus that it was a nice subdivision concept; no approval motion was recorded.
